Serving the Seattle Eastside
Pressure Washing
High-pressure cleaning for driveways, concrete, and hardscapes across the Pacific Northwest. Serving Sammamish, Issaquah, and the Eastside.
Concrete is porous, and the Pacific Northwest climate is relentless. Moss, algae, oil stains, and oxidized concrete aren't cosmetic problems — they're active degradation. A driveway that looks dark gray after five years isn't just dirty: the surface has been colonized by organisms that are slowly breaking down the concrete. Most Eastside homeowners are surprised by how light-colored their concrete was when we're done. They'd forgotten what it looked like new.
Why Eastside Homeowners Choose PNW Softwash for Pressure Washing
We use commercial surface cleaners — not wand-only washing — for flat concrete work. Surface cleaners apply consistent, overlapping pressure across the full width of the pass, which eliminates the striping and tiger-striping that's common with wand-only pressure washing. The result is a uniform clean you can actually see from the street, not a pattern of clean lines and missed strips.
Hot water pressure washing is available for oil stains, grease, and commercial applications. We pre-treat with a biodegradable degreaser, dwell for the right amount of time based on the stain type, and then pressure wash for maximum lift. For driveways with heavy oil staining — typical near garage entrances — this makes a visible difference versus cold water alone.

What Our Pressure Washing Service Includes
Standard pressure washing services include: driveways and parking pads, walkways and front paths, patio surfaces (concrete, paver, and stamped), retaining walls, pool surrounds, and concrete steps. We can also pressure wash brick and natural stone — we adjust pressure down and use appropriate detergents to avoid surface damage on these materials.
We do not pressure wash wood decks — deck and fence washing uses a soft wash process (see Deck & Fence Washing). We do not pressure wash roofs — high pressure damages shingles and voids manufacturer warranties.
Pricing for a standard two-car driveway starts at $325–$395. Full driveway + walkway + patio packages are typically $525–$800. We price by the square foot and by the level of soiling — we'll give you a firm number before starting.

Frequently Asked Questions About Pressure Washing
- How long does a driveway pressure washing take?
- A standard two-car driveway typically takes 60–90 minutes including setup and rinse. Larger driveways, heavy staining, or combined packages (driveway + walkways + patio) run 2–3 hours.
- Will pressure washing remove oil stains from my driveway?
- Hot water pressure washing with a pre-treatment degreaser removes most fresh-to-moderate oil stains significantly. Very old or deep-set stains may lighten but not fully disappear — we'll tell you upfront what to expect.
- Is pressure washing safe for pavers?
- Yes, with the right settings. We reduce pressure and use a wider fan for pavers to avoid disturbing the sand joints. We also avoid high pressure on older or loose pavers that could shift.
- How soon can I use my driveway after pressure washing?
- Concrete is safe to walk on immediately. We recommend waiting 24 hours before parking vehicles on freshly washed concrete to let any remaining moisture fully evaporate.
- Do you seal concrete after pressure washing?
- We don't apply sealers — we focus on the cleaning. Several local concrete contractors offer sealing services, and a clean surface is the best prep for a sealer application.
