Serving the Seattle Eastside
Deck & Fence Washing
Restore your deck and fence with PNW-proven cleaning for wood, composite, and vinyl surfaces. Serving Sammamish, Issaquah, and the Eastside.
A Pacific Northwest deck that hasn't been cleaned in two or three years is telling a story in its surface: gray wood where there used to be cedar warmth, green patches on the shaded corners, slick spots near the edge that are a slip hazard when wet. The structure is usually fine. What's failing is the surface — and surface cleaning is what we do. Most of the decks we restore were already earmarked for replacement until the homeowner saw them after a proper wash.
Why Eastside Homeowners Choose PNW Softwash for Deck & Fence Washing
We never use high-pressure washing on wood decks. High pressure raises the wood grain, creates furring and splinter conditions, and drives water deep into the boards in ways that promote rot. Our soft wash process uses low-pressure delivery with a deck-safe surfactant solution that lifts algae, mold, mildew, and weathered surface oxidation without damaging the wood fiber.
For composite and Trex decking, we follow the manufacturer's recommended cleaning protocols exactly — the wrong chemistry or pressure on composite can void the product warranty. We've cleaned enough Eastside composite decks to know what works and what damages the surface finish.

What Our Deck & Fence Washing Service Includes
Deck washing includes the full deck surface, railings (all faces), balusters, and the stair stringers and treads. We clean under railing caps and along the ledger board. Fence washing covers both faces of the fence, posts, and rails.
We can add a brightener application after washing — wood brighteners restore the natural tannins and open the grain for better stain or sealer absorption. If you're planning to restain or reseal your deck, cleaning + brightening is the correct prep sequence. We don't apply stains or sealers ourselves — we focus on the cleaning and prep side.
Pricing for a standard 400 sq ft deck starts at $325–$500. Fence washing is priced per linear foot. Combined deck + fence packages receive a bundled rate.

Frequently Asked Questions About Deck & Fence Washing
- Can you clean a Trex or composite deck?
- Yes. We follow the manufacturer's recommended cleaning protocols for composite decking, which typically means lower pressure and a specific pH range for the cleaning solution. High pressure or harsh chemistry can damage the composite surface finish.
- Should I clean my deck before restaining?
- Absolutely — it's required for any quality stain or sealer job. A dirty or algae-covered surface won't accept stain evenly, and the stain won't bond properly. Clean first, then brighten, then stain. We handle the first two steps.
- How long after washing can I stain or seal?
- We recommend waiting 48–72 hours for the wood to fully dry before applying stain or sealer. In overcast or humid conditions, allow closer to 72 hours.
- Will deck washing remove old stain or sealer?
- It can loosen flaking or peeling stain in areas where the finish has already failed. Sound, bonded stain typically stays in place. If you have heavy peeling, we'll let you know so you can plan for prep work before refinishing.
- How often should a deck be washed?
- Every 1–2 years is typical for Eastside homes with significant tree coverage. Decks in full sun with less organic debris can go 2–3 years between cleanings.
