The green film that creeps up the north-facing side of your siding isn't mildew in the common sense — it's algae, and it's actively feeding on the surface. Left untreated, it works into the paint layer, causes premature peeling, and accelerates oxidation on vinyl. Most Eastside homeowners don't realize how much their house has dulled until they see the half-washed line when we're partway through a job. The difference between the treated and untreated sides is that stark.

Why Eastside Homeowners Choose PNW Softwash for House Washing

House washing uses a soft wash process — low pressure with a biodegradable surfactant solution — rather than high pressure that would force water behind the siding. We apply solution to every surface: eaves, soffits, fascia, all siding faces, trim, window frames, and garage door panels. The surfactant breaks the bond between the algae and the surface; we then rinse clean with a thorough low-pressure wash.

We work from ladders and extended poles — we don't put ground-crew boots on your roof or pressure wash up under your siding laps. Every window and door is pre-covered or approached at a safe angle to avoid forcing water into the structure.

What Our House Washing Service Includes

Standard house washing includes all exterior siding faces, eaves and soffits, fascia boards, window frames and sills, trim, and garage door exterior panels. We pre-wet all landscaping and cover any electrical outlets, HVAC intakes, or exposed junction boxes before applying solution.

We can add gutter exterior cleaning (the black streaks that run down the front of white gutters — called tiger striping) as an add-on. We also offer a combined house wash + roof wash package that covers both surfaces in a single visit at a bundled rate.

Pricing for a standard single-story home starts at $450–$600. Two-story homes typically run $600–$900 depending on square footage and siding complexity. Cedar and Hardie board siding require slightly different solution concentrations — we adjust per material.

Frequently Asked Questions About House Washing

What types of siding can you wash?
We wash vinyl, Hardie board (fiber cement), wood lap siding, cedar shake, stucco, and painted wood. Each material requires slightly different pressure and solution concentration — we adjust per job.
Will house washing affect my paint?
Soft wash at proper concentration and pressure does not strip or damage sound paint. If your paint is already peeling or flaking, the wash may accelerate that in those areas — we'll flag anything we see when we do our pre-job walkthrough.
Do I need to be home during the wash?
No. We just need access to an outdoor water spigot. Many of our customers are at work when we arrive. We send you a job completion report with photos when we're done.
How long does house washing take?
Most single-story homes are completed in 2–3 hours. Two-story homes typically run 3–4 hours. Large homes with complex rooflines or multiple faces run longer.
How often should I have my house washed?
Every 2–3 years is a good baseline for most Eastside homes. Homes with heavy tree coverage or north-facing walls with limited sun exposure may need annual treatment.
